Examine the impact of maintaining consistent and accurate local listings on your local SEO strategy.

  • I have a bit of an odd scenario for you. I'm working with a content marketing company based in Sydney, AU**.** Oddly, this web property ranks for almost 4x as many keywordsin the US than the AU. (See attached). It also ranks much more favorably for target keywords in NZ. This is despite having an AU ccTLD, proper geolocation targeting in GSC, and Google My Business and other NAP citations pointing towards an AU address. To add to this geo-targeting issue, the site has absolutely bombed in search visibility over the past year. We are talking more than halving our search exposure. **What's been done: ** Sitemap created and submitted. All versions of GSC created and verified. New site structure for top level landing pages. Redirects okay. Internal link structure okay. Robots.txt and other indexing issues fine. Google My Business fixed (Incorrect NAP previously). No duped content. No known penalties Site crawl - no major issues. html lang changed from "en-US" to "en-AU". Reduced load speed by over 100%. Fixed an issue with Yoast creating duped pages for media files (same title tags on orphaned pages). Currently auditing and working through citations. Removed .js banner causing indexing issues. Removed a sitewide footer link from an external site, sending 20k inbound links w/same anchor. http --> https redirects okay. Title tags structured properly, and targeting well-researched KWs. **Despite these necessary corrections, I haven't seen a blip of life. ** TL;DR, Poor visibility in general, especially over the past year. More favorable rankings in foreign search (not AU). Stumped! H8i2D9u AGBvD3q eM4nwTV

  • We have a medical practice client who isn't showing up at all on local category searches for their zip code. Wondering whether it's a Possum algorithm filter, and if so, how we can resolve this. The client is named Wall Street Dermatology, and is located in the same building as two other medical practices in the same dermatologist specialty. They share the same address (65 Broadway, New York, NY), but have different unit numbers. My client is Suite 904. To be clear, these are entirely separate businesses that are not affiliated with each other. They happen to be located in the same building. When running local searches (for example, in US zip code 10004) for the category term "dermatologist", my client is not appearing at all. The two other practices are appearing just fine. In fact, one of the competing practices has not only their practice listed, but one of their doctors individually and even one of the physician assistants. My client, Wall Street Dermatology, isn't showing up. IMO, the GMB profile is robust, with more reviews than competitors, and more content overall. While there's SEO work to be done, the citations and link profile exceeds some of the other practices who are showing up in "dermatologist" (use zip code 10004) searches. Google is showing profiles of dermatologists who haven't even claimed their profiles or have websites. One more thing: For a two-week span, the business was showing up in the 3-pack for "dermatologist" after making upgrades to the GMB profile. This was a first. So they've been there before. However, they made some changes to NAP. 1) added the providers name to the business name: "Business Name: Provider Name". 2) Updated "Suite" to "Ste" in order to match USPS. After that change, the business fell off entirely again.Note: We do appear on searches for the business name. And we do appear for some secondary keywords (for example, "Cosmetic Dermatology"), but not for the main keyword. Is this related to Possum (https://moz.rankious.com/_moz/learn/seo/google-possum)? Is Google confused that my client is related to the other practices in the same building? Any suggestions?

  • Hi there!
My name's Rob and I'm the owner of Nimble Nerds in Sydney, Australia. We provide on-site visits to customers at their locations to provide IT Support. I would love some insight on my confusion please, as I can't get my head around it after months. I've made individual pages targetting individual suburbs, eg 'computer repairs putney'. I noticed that only suburbs without individual tailored pages were showing in google map pack. So to test it I deleted my Putney page so it would re-index to the home page. Not only did this not result in appearing in that suburb on Map pack I also lost my SERP ranking as well. Is it still good to make individual pages for suburbs please?
Is this going to negatively affect my map pack rankings in suburbs where they're pointing to the homepage?
Does map pack only point to homepages? Confused! Ahah

  • local ranking factors

In the Moz article titled Should You Pay for Local Listings Management? by Miriam Ellis, she makes this statement: "Prominence, proximity, and distance are the three types of factors Google tells us it takes into account when ranking local businesses. " I always thought that classic on- and off-page SEO was one of those three factors. What puzzles me about Miriam's statement is this: What's the difference between distance and proximity? Aren't they the same thing?

  • Some businesses are set us with a company name but trade under another name (or numerous other names). What's the best way to handle this when it comes to Knowledge Graph & Schema.org and what about NAP consistency? Am assuming the only way to handle this is to do something like this: Blue Widgets Ltd trading as Cars UK Or is there a better way?

  • Hey everyone! I wanted to ask the Moz community on what I should be on the lookout for in this situation; I have a local SEO client, an orthopedic clinic, who out of nowhere completely dropped off the map. Their Search Visibility is now at .001%. I really have no idea what would have caused this... I have dozens of other local SEO clients and have never seen this before.

  • google my business local listings

    Hello,
We are trying to verify our Google My Business listing, however, the current unverified listing is using an old address we no longer have access to. The only option for verification is through the mail. We tried requesting an edit but it didn’t go through. Would the best option be to create a new one and try to have the old (unverified) listing removed? Any insight would be appreciated. Thank you in advance.

  • Hello my name is kyo- in japan.
I saw the information on the elements contributing to the high-level display of GMB.
The thing I wondered is the following items.
What does this mean? ・Physical Address in City of Search
→Is the searched area name entered in GMB? ・Consistency of Citations on the Primary Data Sources
→whats the" the Primary Data Sources"? ・Consistency of Citations on Tier 1 Citation Sources
→whats the"Tier 1"?A site that everyone knows? ・GMB Primary Category Matches a Broader Category of the Search Category (e.g. primary category=restaurant & search=pizza)
→In Japan, the size of the category is not set. Italian restaurants are only Italian restaurants. Should I set a restaurant instead of an Italian restaurant? ・Quantity of Inbound Links to Domain from Locally Relevant Domains
→Is this an LP inbound link?
What is the locally relevant domain? ・Quantity of Inbound Links to Domain from Industry-Relevant Domains
→Is this an LP inbound link?
What is the Industry-Relevant Domains? ・Quantity of Citations from Locally Relevant Domains
→What is the Industry-Relevant Domains? Prominence on Key Industry-Relevant Domains
→I do not know what this means. Quantity of Citations from Industry-Relevant Domains
→What is the Industry-Relevant Domains? Geographic (City/Neighborhood) Keyword Relevance of Domain Content
→I do not know what this means. Driving Directions to Business Clicks
→Driving Directions set? Enhancement/Completeness of Citations
→I do not know what this means. Proper Category Associations on Aggregators and Tier 1 Citation Sources
→whats the Aggregators and Tier 1 Citation Sources? Quantity of Inbound Links to GMB Landing Page URL from Locally Relevant Domains
→How is this measurement done? Overall Velocity of Reviews (Native + Third-Party)
→How is this measurement done? Proximity of Address to Centroid
→I do not know what this means.

  • I am wondering how people set up their Google My Business listings to appear in the search results similar to this business, Hulme Orthodontics. I attached an image below that'll give more details. I am working with a client that has two locations similar in distance to Hulme Orthodontics, and I have tried everything and have come up with no answers as to how I can properly get Google to format the search results in this way. I assume that there is no actual way to manage this and that Google decides this on their own. However, if anyone has any insight regarding this manner, that would be much appreciated! Thank you for your help! UsEr3rK

  • This is the second time I have posted this question and never got a satisfactory result. I have an SEO client in Tacoma Wa and when you type (Dispensaries Near Tacoma they are in the Top 3 snack pack and the Google maps shows 20 other similar businesses. However, when you search (Dispensary Near Tacoma) only 3 or 5 recreational marijuana shops show up and my client disappears. Someone earlier suggested it could be because of the categories selection, but that can't affect ALL the other shops and like I said it happens in other cities. for example Dispensary Near Olympia vs Dispensaries Near Olympia.  I have the full write up and pictures and diagrams on my blog. Please HELP! This could affect your future clients also. https://isenselogic.com/local-business-disappearing-on-google-maps-when-plurals-used/

  • I am working with a business that has setup their google my business as: 1 main GMB for store location with its physical address and unique phone - ie business name "ABC Lumber" 1 GMB account for the business name followed by the city name ie. "ABC Lumber Santa Monica" with an address in Santa Monica and different phone than the store location GMB Account  but points to same website. Another GMB account for called. "ABC Lumber Redondo Beach" with an address and same phone as the Santa Monica GMB account but points to same website. So basically there is a main account which is the store, and then the sales reps want to create multiple GMB accounts of their own that are service area only accounts. Do you see a problem with this?

  • Hello Moz community I have a duplicate listing in Central Index (GB) and all communication channels seem unresponsive. I have emailed support and general sales. I even tried contacting them on their facebook account. I am stumped as to how I can get this duplicate listing removed as I have no control over it and the support is non-existent. Any suggestions would be gratefully received.

  • Hi Moz Community! Is it worth keeping business information up to date on the MapQuest platform? It seems that MapQuest popularity is rapidly declining, but there aren't many articles or statistics on it's current user base, nor integrations. Is it still relevant? Would love to hear thoughts on this topic!

  • citations city name

Hey everyone, I have a question about what city to use for citations in this case. My client is a service-area business in the Seattle area. The business is home-based, in Everett, WA, which if you’re not familiar is in the northern part of the Seattle metro area. They only serve clients outside the home. For their GBP that’s no problem, as of course their address isn’t shown. For all the citations we’ll be building though, I’m not entirely sure what we should do. The client does not want their street address anywhere online. So, since their city won't be listed on their GBP, should we still use Everett as the city for all the citations, or should we use Seattle? I'm unsure here because with some citations you have to list a full address, and then you're able to hide the street address later. And since they don't technically have a Seattle address, I'm not if that would be the way to go. But I’m wondering because no one will be searching for “[service] in Everett”, they would search for “[service] in Seattle”. What do you think?

  • Hi Moz community, I hope everyone is well. I would like to ask for your advice on how to show a Google Business listing in both the UK and US for our brand. I understand that you can add multiple locations to your Google listing under the 'Manage Locations' tab but I wasn't quite sure how it worked in practice.  I have a couple of questions below: If we have 2 registered locations/offices (one in the UK and one in the US) are we able to create 2 separate locations that will show our business listing correctly in the right-hand margin when people search for our brand in the US and UK respectively? If so, when a user finds our business listing in the US, are we able to serve them our US website version when they click the 'Website' button, as opposed to showing them our UK website?  Our US website has been created as a sub-directory from our main UK site and can be seen as: www.example.com/us/ I hope someone is able to help, and thank you in advance.

Hello folks this is my first time here after someone told me that if I wanted my Google business moved seamlessly to my new location it might be better if I had a service like Moz to handle it.
So now I'm here after signing up for the Moz Pro, whether I needed to or not I'm not even sure yet. So is this a thing I do myself or is this a thing that I pay moz to do for me this one time? Okay thanks for your help, John

  • google my business google penalty

I've had problems with one of our eight branch locations when I connected GMB to Moz Local about a year ago. The location was suspended for being a duplicate. I would like to sever the connection so I could keep Moz Local live but at least temporarily delete the suspended Google My Business. Also, if you might have any guides or tutorials on performing this task it would be greatly appreciated. Thanks.

  • hey guys - a new member here, and huge issue i can't seem to wrap my head around where i could really use yalls help! I oversee about a couple firemen in my local neighborhood - however the issue lies in this: Lets say theres 50 firmen total if i look up lets say his name is 'john james fireman' on google then him and his GMB appears - great awesome, right?
Well then, if I search a second employee lets say her name is jill jansen and i look up 'Jill Jansen fireman' what happens is that john james GMB appears when i search her name then lets say i search another employee - calling him "jake bo" - if i look up "jake bo fireman" john james GMB STILL shows up - even though no where are there names related THEN the confusing part is that he only appears for select employees, not all of them. I don't know if this a metatagging issue, i went through his content seo and nothing seems to trigger it, so im at a loss - Any help would be greatly appreciated

  • google my business local listings google my business phone numbers

A client in the skip hire sector contacted me to say that someone is submitting edits to multiple competitors' GMB accounts changing the phone numbers to theirs. It has caused a huge row and legal ruckus as the competitors naturally assume it is them diverting calls. It definitely is not them but could be lead generation companies they use or other competitors trying to discredit them. They are growing fast and are upsetting longstanding players. Has anyone come across this before? If so how did you handle it and is there any chance of Google listening to them and assisting in the situation. Any advice is gratefully received. PS these guys are very ethical and are mortified at the situation they find themselves in.

  • Hello. So, I am aware that it is in violation of Google My Bussiness's terms of service to use register a PO box/virtual address with GMB, but is it problematic to use such addresses for general link building with local citations, such as local directories and resource pages? Would the cons outweigh the pros (more backlinks)? And what about using one of these kinds of addresses on my website, but not GMB? Is it all so interrelated nowadays that I should steer clear of publishing a virtual address anywhere? That just seems hard to wrap my head around as PO Boxes have served a valuable function for small businesses for some 150 years. Thank you, Jon

It completely vanished for that term locally. My Listing is based in Brisbane, QLD, Australia and it doesn't show up for that term in The Brisbane area. • Hello! So I have a business that I run out of a single location for the last 3 years. I am unfortunately having to move here in the next few weeks My question is what do I need to do in order to have the best chance at SEO for the new location? When should I make the changes? Does it take a long time for me to stop showing up in the previous location? and is there something I need to do to remove those? Also, is there an app or a website where I can find and update all listings at once or at least a bulk of them? I know that there are some weird sites that have my business info in them that I did not put there. Obviously these would have the wrong address. Some do not have a contact info or a way for me to log into them. What would I do with these sites? Thank you!

  • Hello! I've been trying to figure out why a business won't show up in the local pack even though their GMB has more reviews, seems to be doing everything right, and just doesn't show. The business is "A Senior Journey", and should be showing up for searches relating to "senior placement services tucson" or "senior placement tucson", but no dice. Been doing a competitor analysis and they are doing better or on par with all of their competitors. The same businesses in Tucson that are competitors show up both times, even Phoenix locations, but not A Senior Journey...any ideas? Thank you!

  • Hello, Moz Community! I'm helping a friend with some local marketing for his youth sports program. He trains his kids at a community center and a public park where court times are managed by the city. His address in his Google business listing is currently the community center, but that is shared with multiple businesses including the community center itself. I know he needs an address that is unique to his business, but he lives outside of the city in which his program is located. Our goal is to boost exposure in the city in which his program is located. Since 1) his business address is located outside of the city in which he conducts business and 2) the addresses at which he conducts his business is utilized by multiple businesses including the actual property owner, what options do I we have for an address that Google will recognize as valid and won't cause ranking issues? If there is nothing we can do in the current situation, what are steps we can take to address this issue for his business? Thanks a lot!

  • We're managing a website for a client and decided to use Yext to build citations. We've gone through and manually verified that they are live. Moz Local cannot find this website or the citations, nor could Ahrefs, or Majestic. Google has indexed 154 pages of the website, Bing has indexed 10. This dealer has two websites (I know that's a faux pas, it's by client request), so that they can "test" our website before giving up their old one. They're tied to the same NAP, but have different web addresses. We got permission to claim the listings for the website we sent live and put them up about two months ago. I can't figure out for the life of me why none of my tools will verify the existence of this website and the citations. I checked for a no index and no follow command in the HTML (which shouldn't be a problem because Google has indexed the site) and it was clean. The only thing I can think of is that the old site is getting credit for the citations even though we've listed a different website address. Can anyone verify this?

  • I noticed that my Google Local page does not show in any search results anymore.  Looking at Moz Local, it appears that I had 250 views on August 30th and 0 after that.  It just dropped overnight.  I looked at Google My Business and I noticed that I had a duplicate listing (no idea where it came from).  It wasn't verified though.  I deleted that.  I also noticed that my address has been changed to Drive instead Dr.  I was very careful in making it the same everywhere, but it changed without me changing it.  Perhaps someone so kindly "suggested an edit" and I didn't see that happen. Anyone have any ideas.  My organic search ranking is still strong.  #3 for most search terms.  And we have a very strong Google Local reviews.  I mean, it even shows business that have been permanently closed over me!!!  And we have photos, great reviews, and regularly post to Google+. I seriously need some help.  I am a small business owner that does all of my own SEO because I can't afford a good SEO. 😞

  • Hello guys, I got an two offers, one from national newspaper and one from local newspaper (both online and printed editions, but here is online edition relevant.) to write about my company because we had some remarkable results in our niche. They would write a text about 2.000 words long and put a backlink to my website with the anchor text of my choice! The national newspaper has DA 49, whereas local newspaper has DA 39 but comes from the same city where we are based and writes just about the specific city and district in this city. Which one would you choose for your SEO?

  • Hello, I manage SEO for an orthopaedic practice and I'm wondering what to do about their GMB listings. They have two locations, but I'm starting to think we shouldn't have separate GMB pages for the two locations because of the advice about other GMB questions I've been reading on this forum. I read a helpful response that said you must ensure the following if you want to create separate GMB listings: Unique name Unique address (even if only a suite / office number) Unique phone number Clearly different categories on Google My Business I can only ensure one of those - unique address. The business has the same name, phone number, and categories at both addresses. What should I do about this? I would think it's important to list both addresses so that patients can be guided to the appropriate location, but is there a way to do that with just one GMB listing? Thank you, Susannah

  • Hello, We’re building out a site for our business that has close to 100 office locations in different cities. Many of these are ‘partner brands’ that we have acquired under our brand. Similar to a franchise model. We want to be able to help users find offices near their location. Each office will have it’s own landing page with a physical address and contact information. We know we’ll have to build out unique copy and markup customized to the office/location. We’ve already read through https://moz.rankious.com/_moz/blog/overcoming-your-fear-of-local-landing-pages as well. We’re also considering ‘silos’ to build out pages for each location. To preserve authority and avoid cannibalization; our thought was having each location as sub-folders off of our domain (i.e. domain.com/locations/Partner#1/). The other option would be using a sub-domain (i.e. Partner.Domain.com/) which we noticed competitors doing and treating each sub-domain as their own independent site. Is all of the above the correct strategy? Any further suggestions? Should we fill out a separate GMB for each office and should they all use the same brand name? (in other words “BrandA” vs. “BrandA” - Brooklyn Office). In addition to GMB; would each location need local listings created (also all under the same name)? Any help or insight would be very much appreciated. Looking forward to hearing from all of you! Thank you in advance. Best,

  • "Suggest an edit" on Google Maps works occasionally and so does Google's Redressal Form. Sending a DM to @GoogleMyBiz on Twitter does too. But it seems like the vast majority of spammy businesses that I report, go unnoticed by Google. I'd really appreciate hearing from some other SEOs on how they remove crap from the map, with better results. Thanks.

  • Hi, I'm just trying to figure out why we're still not on first page for 'criminal lawyer sydney' (stuck on result #15) - I checked out SEO Moz and I can see the Domain Authority for our site 'criminal-lawyer.com.au' - is at 23 which is higher than other sites that rank on first page of this search. I've done a bunch of technical stuff on the site too - so if anyone can give any insight on why this could be happening it would be much appreicated. Thanks!
