  • I manage a custom apparel and promotional product distributor website. It provides products and services entirely online, and does not serve at any physical location. I am aware that setting up virtual offices to rank locally in cities is against Google guidelines. Other than ranking organically as a normal search result, are there any alternatives to virtual offices which may be more efficient and risk free?

  • I am working with a client who owns a driving school. There are 32 franchises in the same region of the state. These are independently owned and run. Each franchise has its own service area, phone number, offering, and contact information. The tricky thing is, they teach the classes either online or at local high schools, so it's service-based and there is no physical address to publicly display. They are trying to straighten out their Google Listings. They have 15 or so GMBs already either claimed or unclaimed. Some have the incorrect street addresses, some have service areas, etc. I am planning to manually create or clean up each one, marking them as serving the city they are in. I'm trying to put together an estimate on how much time it will take, and I'm wondering if there is any way to do this from a central ownership standpoint, instead of tackling each one independently. The same user will be the owner of each listing... Is there any way to speed up the process of claiming & optimizing (or any recommended approach in general)?

  • I'm having trouble finding a local rank tracking service with useful reporting.  I've tried several and for the money, have gravitated toward's Whitespark's service as for $25/month I can track unlimited locations.  But their report is indicative of what I've seen time and time again in my 18-year experience as a Software Developer and Internet Marketer.  Whomever is making the design decisions isn't a Seasoned (Local) SEO, and/or probably hasn't done their homework well enough by talking to seasoned SEOs. Their Summary Report looks like this (see attachement). When I'm doing Local SEO I'm looking at a lot of reporting data but among that, probably the most important is: How many of the listings moved up into position #1-3 on Local Finder which is also usually the Local 3-Pack (sometimes a 2-pack explaining the discrepancy in the first two rows between the number in the #1-3 column.) I also want to know how many listing moved UP into the #4-10.  And vice versa, what fell out of #1-3 and #4-10. The problem with the format of this report, if a listing falls from #2 to #5, it will be a decrease in #1-3 and an INCREASE for #4-10.  This would give me the false impression that a listing that was below #10 came into the #4-10 when in actuality the increase in #4-10 was because of a decrease in #1-3!!  One situation is positive the other is negative. What I want to know is how many listings (totals without getting out the calculator): moved up into #1-3 (White Spark does this via the Increase column in the Local 3-Pack row) moved up into #4-10 moved down out of #1-3 to #4-10 moved down out of #1-3 to below #10 moved down out of #4-10 to below #10. Does anyone know of local tracking services that give you this kind of data in this way? XQppQKs.jpg

  • Hi All, We have a client with a Bing Maps listing with old photos on it that we can't seem to remove. The photos are being populated from other sites like Yelp. The kicker is, we didn't upload the photos to Yelp, a user did. We've messaged the user to please remove the photos and they haven't responded. Now Yelp won't let us contact the user again and we've already flagged the photos on Yelp weeks ago but they haven't been removed. We don't see a spot to flag them on Bing. Do you have any recommendations for how to remove these?

  • I'm working with a medical practice that has 6 doctors in a single office location. We already have GMB pages for the practice as a whole as well as each practitioner. Should multi-practitioner businesses like medical practices build citations for each practitioner as well? For instance, should each doctor have a listing on YellowPages, Localeze, etc?

  • Hi there, Not sure if anyone will have any insight but I have a seasonal business that I am closed for from September to March. I don't want to mark my business as  "permanently closed" through Google My Business as I don't want my customers to think I've gone out of business. I've seen a few times through forums that you can change your business to temporarily closed, but I can't find the specifics on how to do this. Any insight, suggestion or resources would be great! Thanks!

  • Hi Mozzers, I rent kayaks in Belgium and from tomorrow (15 November), it will be the annual closing until 15 March. In Google My Business, do I have to change the opening hours by closing? Is there a risk that Google will penalize my company's visibility by seeing that it is closed every day? Because we can't indicate closing dates. Thank you in advance for your help.   • Our tenant closed their business and we now occupy the address, their Google map still displays, albeit "Permanently Closed" along with ours at the same address. I can't seem to get it removed, it's been 2 years. Help 🙂

  • I know with the google my business listing that if you have someone provides services at a customer home you can include the radius or specific cities. I just came across a listing that seems to have a different way of showing this on the map - https://goo.gl/maps/f1xgEvYnPqF2. Does anyone know how this is possible?

  • Hello- My company has multiple physical locations, but one central toll free admissions line. We have CallRail to track where calls are coming from, however, I am nervous about the dynamic tracking numbers and how I approach NAP. Even if I set up a different toll free number for each of our 9 locations (which would ultimately route to one toll free number), how would I track where the calls were coming from (GMB, website, facebook, etc) without adding more dynamic tracking numbers? We've had calls with CallRail reps, but no one can give us an explanation. My question is how exactly do I approach CallRail with multiple locations and one main toll-free number to make sure we don't mess up NAP? Are there any CallRail experts out there that can tell me exactly what to do in our specific situation? Thank you so much in advance!

  • Hello, Our site is designed to place people in different locations or houses. We have six locations total; each one has its own name, physical address and landing page. We also have a central office for the brand with its own NAP. All addresses fall under the guidelines of Google My Business (i.e. people visit each location and our office...etc.). Unless it’s ideal, we most likely wouldn’t be running a full-scale local campaign for each location due to restrictions on resources and wouldn’t want to spread ourselves too thin. Our question is; would it be best to set up a GMB listing for each location including our central office, only use the central office or just the 6 locations? – We know multiple locations is not an issue for GMB but we weren’t sure if that’s the ideal way to approach it in this case. Essentially, would it be better to focus on our central office for GMB/local efforts and just make sure that our other location landing pages are the highest quality possible or better to use GMB for every location (including the main office) and over time start local work on all of the above. Also, if we do only use just the central office; should we be avoiding listing the other addresses on each landing page to avoid confusing Google as to where we are located?   • Should I be cautious about using a local number that is forwarded on to my main office? I have 2 "satellite" offices. 1 has an actual phone number and line that is active at the location, and the other has a "local" number that is forwarded. The location with the actual phone number and line that is active at the location is performing much better, and I am trying to isolate the cause. Ben

  • I have seen an issue with GMB that Google Support say is not an issue. I work for an agency and we manage about 50-60 GMB accounts for our clients. Most of our clients are flooring retailers and under our MCC account we also have our agencies listing. When I was searching for my client on Google using their brand name for example Walmart, I noticed my agency listing shows even though my client is over 1000 miles away. I have used multiple browsers in incognito and multiple devices and still see this so I know its not a personalized result. We also link to this client from our website which is the only thing connecting the dots between my agency and the client. https://imgur.com/UEqNAyA - screenshot (hiding phone numbers & business names for obvious reasons) showing 2 locations over 1000 miles apart. My first attempt at contacting Google I was informed of ways to get my listing higher which I quickly told them that isn't my issue. I also asked to speak to a SME (subject matter expert) and was told all of them were on lunch, asked for a supervisor and was told they were too on lunch. Has anyone else experienced this? Any idea why it would show two different companies over 1000 miles apart when searching for a companies name? Did I stumble a way for SEO's to cheat the local map pack?

  • Hi I have a client that has bought into pointy.com. I am looking at it and it basically scans barcodes of products and creates a directory of it and then creates some sort of local product search! has anyone else come across this thing and what are your thoughts on it.   • I recently moved from the US to Israel.  I'm looking for citation opportunities for a client, and I can't seem to access yellowbook.com .  Is that because the site is actually gone, or is it just blocked by my ISP?  If it is blocked by my ISP, does anyone know of a workaround? Thanks,

  • When doing a search for "des moines wa events" the top results are the events pack. When we do a search, none of the events are even happening in Des Monies but in Seattle proper. Our pages have events schema on them and they do get warnings but no errors. Here is a link to one of our events pages in Des Moines that does not show up. Is there anything wrong with our page that could be preventing it from ranking? What are the factors that get events to rank in that area? What else could we be doing to improve our results?

  • Hi everyone, We are having an issue with this local business. The Google listing isn't immediately appearing on the map. You have to move the map or zoom in and out for the listing to appear. I find this really odd as our competitors - with no reviews and way further in proximity - are appearing with no issues. The listing is only about 4km where I'm doing the search, while competitors with no reviews are about 20km away. We are ranking in the top 5 organically for the search term I used (pool renovations brisbane), but nowhere in local unless the map is moved. When the listing appears, sometimes the pin also looks grey instead of red, while others are red (if that makes sense). On top of this, their organic rankings have also been on a downward trend since June. I'm currently doing a backlink audit to see if it's contributing to the issue. If anyone also has other ideas, could you please let me know? Thanks.

  • We have a classified website.
    We have started doing SEO for classifieds search pages so I have submitted some pages to Google using sitemap.xml ex: www.domain.com/search/austin.
    If there are any Ads in the Austin location then Google is considering it as soft 404 errors in GWT.
    I am submitting them to Google yet there are no Ads because at some point users may add Ads and by that time my URL need to be in Google. My question is how to handle the page which doesn't have any Ads?
    Please let me know and guide me if I am wrong.

  • I'm doing manual duplicate research for an account and wanted to know if anyone had a resource to share on how to find duplicate listings for GMB and other citations. https://searchengineland.com/definitive-guide-duplicate-research-local-seo-238719 Ive been working off of this article from Joy Hawkins, but she mentions using Map Maker to search a phone number, but Google has since shut Map Maker down. Maps doesn't seem to work the same way, as I've searched a phone number which I know has duplicate listings and they don't come up. Any tips on a better tool or process?

  • Hello, I'm in a unique situation where I need to prevent a web page and business listing from ranking for a keyword in Google. The keyword is a phone number that is not associated with the business and is not listed anywhere on the page or in reviews on the business listing. It's causing confusion for people who perform a reverse phone number lookup and see our business and think we called them. I already submitted feedback on the search results, have contacted GMB support, have submitted the page for indexing in Search Console, and am now going to try displaying the correct phone number in the page title and meta description. 
    Aside from these steps, is there anything else I can do? Your help is appreciated! Thanks! Lindsey

  • As an agency for small business, we're currently looking for the best quality/price tool for call tracking. Basically, we just want to track calls from all the directory that we work with, including GMB listing. I know that Call Rail seems to be the obvious choice but in our context, we don't need all the features that Call Rail offers.   • I need help choosing the ideal URL structure for a multi-city directory. The current URL structure is /category which is okay because we are only in one geography. However, we're now expanding to other cities so we are reevaluating the best way of structuring the URL. The three options I have are: example.com/city/category Pro: Follows the user around with the city after the root (like language) Con: Possible short-term traffic loss. Build page authority on new URLs Pro: SEO Benefit for terms: {city category} example.com/city/ would have to be a URL and a general landing page.   • I work for a company that owns and manages apartments.  I would like to know which of the two website design decisions are better from an SEO perspective: One single website that contains pages for all of our apartments.  (Example: http://www.equityapartments.com) Separate websites for each apartment and one main corporate website allows users to search through our apartments.  (Example: https://www.greystar.com) I have spoken to three marketing companies have all recommended option 2.  The best reason I have heard is because then the separate apartments are all more likely to rank.  They say Google doesn't want to rank multiple pages of the same website.But Google would still know that I have an administrative relationship between the sites.  (Source: https://moz.rankious.com/_moz/blog/how-google-knows-what-sites-you-control-and-why-it-matters-whiteboard-friday)  So I don't know why they would treat multiple sites differently than one site?For what it's worth, it seems the majority of apartment management companies use a different website for each property.So should have a separate website for each of their properties?

  • We do most of our business in national SEO and we do reasonably well, but we are entering a niche where search engine results are served locally. This is the page we are trying to get ranked: https://idearocketanimation.com/video-production-company/ The page has been indexed We beat all the rankers in Domain Authority We're competitive in terms of reviews We're strongly competitive in terms of load time We are a SAB, but other SABs seem to rank, and even companies with no GMB listing rank We have mentioned our locality on the page and meta title It's not that we are not ranking well... we're not even in the top 50. Is there something I've done wrong, or forgotten to do? What might be stopping Google from ranking us locally?

  • I manage a variety of small local programs that are located in areas that are more known by the region than they are by the town (the Adirondacks and the Catskills to be specific). In the past, the local algorithm understood that when the query was related to the region, it would show a variety of results from that region. It seems that for the Catskills they have changed the algorithm to pinpoint the center of the region and only show results that are in the near vacinity of that pinpoint, rather than a variety of results from the region. The Adirondacks however is still showing a variety of results. For those of you not familiar, the Adirondack are 9,375 square miles and the Catskills are 5,892 square miles and are both very rural mountain regions and popular travel destinations. Google clearly understands that these regions are geographically oriented and shows a local pack for relevant results such as "Catskills Resorts" or "Catskills Restaurants", but over the past few weeks, they have started only showing 2 results for the query Catskills resorts, both located near Shandaken, NY becasue that is where Google has deemed the marker for the Catskills is (https://www.google.com/maps/place/Catskill+Mountains/@42.009289,-74.3996212,14z/data=!3m1!4b1!4m5!3m4!1s0x89dc665668f82f31:0x3b012376423b8efa!8m2!3d42.0092908!4d-74.3821116) In reality, there are hundreds of resorts within the Catskills. (Note there is a Catskill, NY within the Catskills, however Google is not even confusing this town with the region). Does anyone have ideas on how to get Google to understand that the Catskills are more than Shandaken, NY? I feel like we suddenly have no hope of ranking locally and most of the businesses I manage are located in very small towns that people are not specifically searching for.

  • Hi guys, I have been enjoying here to be a part of the community. A simple question: I have some local low volume keywords and want to rank on 1 with all. I have set up pages according to the keywords such as "california plumbers" and page is /california-plumbers.html To rank these types of keywords I am doing local listing and adding these particular page instead of "home page". Am I doing right? Would classifieds and local listings are suffice to get these keywords on 1 spot of Google? What else can I do? Can you suggest me some queries to find "deep local directories or classified or other stuff whereby I can target my pages? Thank you in advance for ideas.

  • As someone who manages GMB for 50 plus local US clients, I absolutely loved this article https://moz.rankious.com/_moz/local-search-ranking-factors#local-pack-finder-ranking-factors and found it somewhat useful. Most of the gurus are saying link building is the key, but I wish at least one of them would mention where do we find these links.  Is there a reliable source for this ( based on personal experience only please ) ?  A one stop shop for any local business to do quality links ? I feel like to be truly useful to a local business this piece of the puzzle is missing and I would truly appreciate anyone's help.

  • Hi Moz community, Our business listing on Google show some unbelievable statistics. According to their insights, we have 21K "Listing on Maps" and 1K "Listing on Search". This is impossible. Have you ever faced this? How these are calculated? There is no way that our business will be searched 20 times more on maps than usual search. Please clarify. Thanks

  • Hi SEO pros, If I'm undertaking SEO for a company which has a single website (no location specific pages) and 2 office locations I'm curious on a couple of points: 1. Obviously setting up 2 locations in GMB is a must, but in terms of citation building is it just a case of needing to input 2 citations into every directory (one for each address) 2. Link building - assuming this doesn't change much from when you're ranking for one location? 3. Schema markup - Do i need to create 2 x local business schema and input both into the headers? 4. On-page SEO - trying to rank for 2 locations I'm assuming is much more difficult as you can't optimise both location keywords throughout the site - does anyone know a way around this?

Do I just add this into the header and if so should it be at the start or end? 2. Do I just add to the homepage? 3.   • I've got a client that has a higher domain authority than top ranking sites, is pretty well optimized from a content perspective, has good local reviews but still isn't ranking well at all... often not at all in local results. We don't show in map pack or even regular organic listings in a pretty small city. They are a local sign shop- so they make business signs/church signs etc. Have you seen anything negatively impacting local rankings that is worth digging into as possible cause? A few historical insights: They had some spammy backlinks (we think a competitor was being shady) that I've sent disavow files into Google for They had a previous SEO person create 100's of orphan pages for every possible city + offering combination you can think of- I've cleaned those up via 301 redirects Should I just keep waiting, doing content optimization or am I missing something else?

  • Google can be such a pain with managing listings - especially when you are an agency managing a client's listing! I am hoping someone can help with this... How do I permanently delete a “duplicate address?” In the Google My Business dashboard (classic view), under account summary – I click duplicate locations. From here, I can easily remove a duplicate location - that is not the issue. The issue is for duplicate addresses. For this, we only have the option to resolve address, which directs you to the business’ location details. Our options are then to: 1. Change the business NAP 2. Permanently close location 3. Remove the listing from your dashboard (removing it from dashboard doesn’t delete it from Google). We edited the business’ name, phone number, address and website – to try and make it a duplicate location, because if we are able to make it a duplicate location then we know we will have the option to **Remove Duplicate. **Nothing has changed though. We don't want to mark this as a permanently closed location because if somebody does come across the listing down the road it is going to be misleading. The business is not actually closed! Any insight would be very much appreciated. Thank you!

  • We assigned separate numbers for each local listing (using Call Tracking Metrics).  However, recently our listings were suspended and when I read through terms of service it says the number has to match on the location page. We use dynamic numbers  - so of course that number doesn't show up.  Would it work to also add the local number to the page in addition to the dynamic number?  Or has anyone figured out a work around?

  • I want to restructure our franchise Yelp accounts, I am looking for an easier way to deploy Yelp accounts that are structured at a brand level where I can add franchisees as managers but still be able to look at Yelp at a brand account short of advertising of course. We have over 380 locations each with their own accounts and ad goals. Is this possible? Does it have a method like Google My Business or Bing Places? It's not a priority for us since we first claim and optimize this for all of our franchisees, Just looking for an easier way to help your franchisees with deployments, scale and also helping us keep a consistent brand standard.   • I have a client with a local divorce law business.  He's ranking really well, and I don't want to do anything to jeopardize that rank.  His site does not have SSL.  I feel like it would be good to get rid of the "not-secure" message from Chrome, but not important enough to risk ranks.  Would love to get thoughts from this forum on this. Thanks!
